We pull the current deed and check the title so the change is done right the first time.
We prepare the new deed
Your new deed is prepared for your situation — no forms for you to figure out.
Sign and notarize
Sign in our office, remotely, or at a location that suits you.
We record it
We record the new deed with the county land records.
You get your copy
We send you the recorded deed for your records.
What to have ready
- The names of the current owners, and the new owners exactly as they should appear
- The property address
- Photo ID for everyone signing
- Any supporting document — marriage certificate, divorce decree, death certificate, or trust or LLC documents
- Your mortgage lender's details, if there is a loan on the property
Questions we hear
Does removing someone from the deed remove them from the mortgage?
No. The deed shows who owns the property; the mortgage is a separate loan. Taking someone off the loan usually needs the lender's approval or a refinance — and we can close that refinance too.
Do I need to find a lawyer?
No need to find one yourself — we take care of your deed and name change from start to finish.
How long does it take?
Once everyone has signed, recording follows quickly; exact timing depends on the county. We'll give you a timeline when you call.
Are there taxes or fees to change a deed?
There are county recording fees, and some transfers also carry recordation taxes while others — for example many transfers between spouses or into your own trust — may be exempt. We tell you the costs up front.
