How a closing works

From signed contract to keys in hand — the steps we take care of for you.

  1. 1

    Contract signed

Your agent or lender sends us the signed purchase contract (or refinance details) and we open your file.

  2. 2

    Title search

We search public records for liens, judgments, easements and other issues that could affect ownership.

  3. 3

    Title commitment

We issue the title commitment: what the policy will cover and anything that must be cleared before closing.

  4. 4

    Clearing the title

We work with lenders, sellers and payoff holders to resolve open items such as old mortgages or liens.

  5. 5

    Clear to close

Your lender approves the loan and we prepare the settlement statement and closing documents.

  6. 6

    Settlement

You sign in our office, wherever you are, or remotely. Funds are collected and disbursed to the right parties.

  7. 7

    Recording & policies

We record the deed and mortgage with the county and issue your owner's and lender's title insurance policies.
